Design Brief
Initially, we need to understand the viability of the project and what it aims to achieve in terms of aesthetic, functionality and cost. This involves establishing key information on your requirements such as location, timing and size as well as purpose, phasing and budget.
Design Proposals
Design Team
On your agreement of the Design Proposals, we use this criteria to gain competitive fee proposals from suitable design consultants. Following our recommendation and your approval, we negotiate and agree the designer’s responsibilities, deliverables and terms of engagement.
Design Development
This phase involves our management of the detailed design process to ensure it meets all aspects of the Design Brief whilst maintaining programme and budget. During fortnightly meetings, optimal design solutions are achieved and each designer’s deliverables are monitored and reviewed.
Contract Administration
Following the tender process and contractor selection, our focus moves to coordination and management of the construction phase. This involves monitoring the progress on site whilst ensuring the timely issue of design solutions for any challenges that may arise. The decisions made are always with an emphasis on firm cost control.
Completion
As we approach Practical Completion, we efficiently coordinate the snagging process, along with testing and commissioning of the building’s services which leads to statutory tests and certificates. ‘As Built’ drawings and ‘Operation & Maintenance’ manuals are provided for your reference following completion of the defects period.
